Ambrosia ‘Save Up to $70k on Selected House and Land Packages’ Campaign Terms & Conditions
- These terms and conditions have been developed by St.Leonards Property Holdings Pty Ltd (SPH) who are the owners and developers of Ambrosia Kyneton.
- SPH is running a promotion offering purchasers of house and land packages in Ambrosia Kyneton up to $70,000 savings off certain house and land packages (Promotion).
- The Promotion runs from 9am (AEDST) on Saturday 10th May 2025 and ends at 5pm (AEST) on Sunday 13th July 2025 or such later date notified by SPH by providing at least fourteen days notice on www.ambrosiaestate.com.au (Promotion Period).
- The Promotion applies to specific house and land packages at Ambrosia Estate Kyneton. The participating packages will be marked on the Ambrosia House and Land webpage (https://www.ambrosiaestate.com.au/house-and-land/) with the amount of the saving for each package clearly labelled.
- The participating builders are Metricon, Boutique, Sherridon and Simonds. The amount of the saving for each package will vary but will be no less than $43,000 with the maximum being $70,000. The total rebate will include an amount of $35,000 saving off the land contract (to be a rebate off the list price at settlement) (Land Rebate) with the balance of the saving applied to the builder’s construction contract.
- The Land Rebate is available to any purchaser who, during the Promotion Period, enters into a contract (Land Contract) with SPH for the purchase of a residential lot at Ambrosia and who subsequently settles that lot. There is no obligation on the purchaser to enter into a building contract with any of the participating builders
- A special condition contained in the Land Contract will be the mechanism by which the promotion becomes legally binding on the parties.
- SPH is not responsible for any further discounts or savings beyond the $35,000. The balance of the advertised savings are provided by the participating builder (subject to the builder and the purchaser entering into a valid construction contract) and SPH makes no warranties in relation to the build pricing nor construction contract.
- For the avoidance of doubt, Purchasers will be required to pay the full deposit under the Land Contract.
- SPH reserves the right to cancel, extend or make changes to the Promotion at any time.
- SPH reserves the right to withdraw any individual residential lots at Ambrosia Estate from the Promotion at any time. SPH gives no warranties and makes no representations about any builder’s ability to enter into or perform a building contract, and the Purchaser accepts that they bear the risk of any builder becoming insolvent prior to or during the construction of a dwelling on the lot they purchase. The Purchaser agrees that they will not make any claim against SPH regarding these matters.
- If a Purchaser pays any form of commitment fee or initial deposit to a Builder, the treatment of that payment is a matter between the Purchaser and the Builder only.
- SPH will not be liable for any liability, loss, damage or expense (including but not limited to direct, indirect or consequential loss or loss of profits), or death or personal injury, suffered or incurred (whether or not arising from any persons negligence) arising out of or in connection with this Promotion or a building contract (including any failure by a builder to enter into or perform a building contract), except for any liability which cannot be excluded by law (in which case that liability is limited to the minimum allowable by law).
- These terms and conditions are governed by and are to be construed in accordance with the laws of Victoria.
- If any part of these terms and conditions is found to be invalid by law, that part is severed and the rest of them remain valid and enforceable.
