Ambrosia ‘We Pay Your Stamp Duty’ Terms & Conditions

At settlement the vendor will provide the purchaser with a rebate equal to the amount of land transfer (stamp) duty the purchaser is obliged to pay as a result of their purchase of the property. Eligibility & Redemption

1. Eligibility

• Promotion open to Australian residents aged 18 years and over only.
• Participants must visit the on-site sales office located at 85 Harpers Lane, Kyneton, Victoria during designated promotional hours.
• Voucher is valued at $80 and valid for food and beverages (including alcoholic beverages) for two people at The Albion or The Shamrock, Kyneton.
• Voucher is limited to one per household/couple.
• Only redeemable once per person/household.

2. Promotional Period

• Sales office visits must occur on Saturdays and Sundays between 11:00am – 5:00pm.
• Promotion commences 17/02/2026 and continues at vendor discretion or while vouchers remain available, whichever occurs first.
• The Promoter reserves the right to cancel, modify, or extend this promotion at any time without prior notice.

3. Voucher Distribution

• Vouchers will be issued by the sales agent upon completion of a sales office tour and property presentation.
• Vouchers are limited to the first 50 eligible participants.
• Once the allocation of 50 vouchers has been exhausted, the promotion will conclude immediately.
• No rain checks or substitutions will be offered if vouchers are no longer available.

4. How to Claim

• Visitors must attend the sales office in person during promotional hours.
• Valid photo identification may be required to confirm eligibility and prevent duplicate claims.
• Visitors must provide contact details (name, phone, email) to receive the voucher.
• Voucher will be provided immediately upon completion of the sales presentation.

• Expired vouchers will not be honored, extended, or replaced.

7. Restrictions

• Voucher is valid at The Albion and The Shamrock, Kyneton only.
• Voucher may not be valid on public holidays or special event dates—check with the venue before visiting.
• The Promoter is not responsible for any conditions or restrictions imposed by The Albion or The Shamrock.
• Responsible service of alcohol laws apply—venues reserve the right to refuse service.

10. Fraud & Misuse

• The Promoter reserves the right to verify the eligibility of all participants and to disqualify any participant who tampers with the promotion process, submits false information, or acts in a fraudulent or improper manner.
• Duplicate visits or attempts to claim multiple vouchers will result in disqualification.
• Vouchers that have been tampered with, photocopied, or altered will not be accepted.

11. Disputes

• The Promoter’s decision regarding all aspects of this promotion is final and binding.
• No correspondence will be entered into regarding the Promoter’s decisions.

12. Modification or Cancellation

• The Promoter reserves the right to cancel, suspend, or modify the promotion at any time for any reason, including but not limited to circumstances beyond its reasonable control.
• In the event of cancellation, no compensation will be payable to participants.
• If either The Albion or The Shamrock ceases to accept vouchers during the promotional period, the Promoter reserves the right to substitute an alternative venue of equivalent standard.
