Terms and Conditions
We pay your mortgage for a year PROMOTION

  1. These terms and conditions have been developed by St. Leonards Property Holdings Pty Ltd (SPH), who are the owners and developers of Ambrosia Kyneton.

  1. SPH is running a promotion offering purchasers of lots in Ambrosia Kyneton $45,500 (Incentive Payment) towards the interest payments on the first year of their mortgage.

  1. The Incentive Payment is calculated based on a $700,000 loan at 6.5% interest per annum.

  1. The Promotion runs from 9:00am (AEST) on Saturday, 1 August 2026 and ends at 5:00pm (AEST) on Tuesday, 15 December 2026, or such later date notified by SPH by providing at least fourteen days' notice on www.ambrosiaestate.com.au (Promotion Period).

  1. The Promotion applies to residential lots at Ambrosia Estate Kyneton.

  1. The Promotion is available to any purchaser who, during the Promotion Period, enters into a contract (Land Contract) with SPH for the purchase of a residential lot at Ambrosia and who subsequently settles that lot.

  1. A special condition contained in the Land Contract will be the mechanism by which the Promotion becomes legally binding on the parties.

  1. The special condition will require that the Incentive Payment is paid at settlement by way of a rebate to the purchaser.

  1. SPH reserves the right to cancel, extend or make changes to the Promotion at any time.

  1. SPH reserves the right to withdraw any individual residential lots at Ambrosia Estate from the Promotion at any time.

  1. SPH will not be liable for any liability, loss, damage or expense (including but not limited to direct, indirect or consequential loss or loss of profits), or death or personal injury, suffered or incurred (whether or not arising from any person's negligence) arising out of or in connection with this Promotion, except for any liability which cannot be excluded by law (in which case that liability is limited to the minimum allowable by law).

  1. These terms and conditions are governed by and are to be construed in accordance with the laws of Victoria.

  1. If any part of these terms and conditions is found to be invalid by law, that part is severed and the rest of them remain valid and enforceable.
